The Project:
This exciting opportunity revolves around the largest Passivhaus scheme in the student accommodation sector. The project will deliver 1,700 new build student units and the refurbishment of 300 existing units. The buildings will range from 3 to 8 storeys in height. The construction phase is set to begin in July 2025.

Role Overview:
As the Commercial Lead / Commercial Manager, you will oversee the commercial aspects of the project, ensuring effective management of budgets, contracts, and overall financial performance. Your expertise will be crucial to delivering this prestigious scheme on time and within budget.

Ideal Candidate:
The ideal candidate will bring strong experience from a Tier 1 main contractor background, particularly in large new build projects. You should be degree qualified and have a proven track record of managing complex, high-value projects (preferably in excess of £100M). Experience with projects of a similar nature or in the student accommodation sector is highly desirable.

Senior Project Manager / Project Director

Location: Exeter

£100,000-£120,000 & Senior Package

A leading National Main Contractor, recognized as one of the UK’s top construction and property development businesses, is seeking to appoint a Senior Project Manager / Project Director for a prestigious project in Exeter Circ. £260m.

The project involves the largest Passivhaus scheme in the Student Accommodation sector, which includes the construction of 1,700 new build units and the refurbishment of 300 existing units. The buildings will range from 3 to 8 storeys, with construction slated to begin in July 2025.

Key Responsibilities:

  • Lead and oversee all aspects of the project, ensuring high standards of quality, safety, and efficiency.
  • Manage the project team, stakeholders, and contractors to ensure successful delivery.
  • Monitor progress and resolve issues to maintain timelines and budget adherence.
  • Ensure compliance with relevant regulations and standards, particularly in sustainability and building codes.

Ideal Candidate:

  • Proven experience with a Main Contractor (Tier 1 contractors preferred) in managing large-scale New Build projects.
  • Degree-qualified with a strong background in construction management.
  • Track record of successfully delivering projects of similar size and value.
  • Experience in managing complex schemes, including refurbishments and high-rise builds, is highly desirable.

The job, in short….

  • Manage and maintain estimating documents
  • Update build costs based on current sign-offs
  • Work closely with the Land & Sale team to pull together land appraisals
  • Site profitability matrix to ensure the business has the most efficient layouts based on cost and revenue
  • Adhoc measures and pricing responsibilities

The candidate:

  • Relevant qualifications and/or broad experience in Estimating
  • Trainee, Assistant or Junior level candidates are encouraged to apply but must have working experience within a similar role
  • In-depth knowledge and understanding of house-building
  • Knowledge and experience using software and tools such as Coins and Bluebeam
  • Full UK driving licence

  • Relevant Certifications: SMSTS, CSCS card, and First Aid are essential; additional qualifications in construction safety or project management are advantageous.

You will oversee a major project in the region. They have a strong presence in the South West and are recognised for delivering high-quality construction projects across both the private and public sectors.

Joining an experienced operations and commercial team, you will take the helm of leading the commercial team to successfully deliver projects within budget and expected profitability levels.

The role:

  • Manage and lead the quantity surveying team.
  • Perform cost management and financial reporting
  • Manage the subcontract procurement process
  • Oversee the subcontract management from first valuation to the final account
  • Assist the Commercial Manager with the negotiation of new contracts
  • Prepare and manage budgets, cash revenue, expenditure, and cost plans
  • Value Engineering and propose mitigation strategies for risk
  • Collaborate with other senior manager for successful project delivery

The Successful Applicant

  • Regional / Tier 1 contracting background, working at MQS level currently
  • Prior experience in the financial delivery of major projects advantage
  • Knowledge of cost management and financial reporting
  • Strong contractual knowledge of NEC/JCT contract conditions
  • Strong leadership abilities with excellent communication skills.
  • Full UK driving license
  • Subject to relevant security and DBS checks
