Sphere is currently seeking an experienced Senior Quantity Surveyor to join a reputable property services contractor based in Plymouth, with projects spanning across Devon and Cornwall.
As the Lead Quantity Surveyor, you will be responsible for managing all financial aspects of maintenance and refurbishment projects. This includes overseeing tenders, ensuring accurate pricing, and maintaining strong relationships with clients.
Key Responsibilities:
- Accurately estimate and determine the materials, labor, and equipment quantities required for projects.
- Monitor and control project costs, identifying and addressing any discrepancies.
- Support the procurement process by preparing tender documents, assessing bids, and negotiating contracts with suppliers and subcontractors.
- Evaluate the value of work completed by contractors and subcontractors and manage payment preparations.
- Identify and assess potential risks that may impact cost and scheduling.
- Final account preparation, ensuring all costs are documented and accounted for.
Key Requirements:
- Full UK Driving License
- Proven experience in Quantity Surveying, with experience in refurbishment and maintenance projects being advantageous.
- CSCS Card
- Willingness to travel across Devon and Cornwall

Role Overview:
The successful candidate will be responsible for managing all cost-related aspects of drylining projects, ensuring accurate financial control, procurement, and contract administration. You will work closely with project teams, subcontractors, and clients to maximize value and minimize risk.
Key Responsibilities:
- Prepare and manage cost estimates, budgets, and financial reports for drylining projects.
- Oversee procurement, tendering, and subcontractor negotiations to ensure cost efficiency.
- Conduct valuations, variations, and final account settlements.
- Monitor project costs, identify risks, and implement cost-saving strategies.
- Ensure compliance with contract terms (JCT, NEC, etc.) and company procedures.
- Work closely with project managers and site teams to maintain financial control.
- Prepare monthly CVRs, cash flow forecasts, and financial reports.
- Resolve disputes, claims, and contractual issues effectively.
Requirements:
- Proven experience as a Quantity Surveyor, ideally within drylining, ceilings, and partitioning.
- Strong knowledge of cost management, procurement, and contract administration.
- Familiarity with JCT and NEC contracts.
- Excellent negotiation, analytical, and problem-solving skills.
- Proficiency in Microsoft Excel, cost management software, and reporting tools.
- Ability to manage multiple projects and meet deadlines under pressure.
- Strong communication and stakeholder management skills.

Key Responsibilities:
- Develop estimates and quotes against client specification requirements.
- Manage project specifications and risks during the early stages.
- Develop and maintain relationships with Clients.
- Support the Sales Team in securing new projects.
- Accurately input all materials and labour required for the project.
- Obtain external quotes for sub-contract enquiries.
- Organise effective project handovers to the Project Team and Client introductions.
- Maintain a timely and effective variation procedure to ensure additional costs are captured.
- Develop and maintain pricing database.
- Support the team with continuous improvement and opportunities with the service given to our Clients.
- Develop good relationships with suppliers and other trades/bodies.
- Manage Client interfaces up to the point of handover.
- Represent the company in a professional manner externally (and internally).
- Maintain excellent Client relationships and develop relationships with new Clients.

Experience:
- Experience: 5 years in a relevant field, internal fit-out or construction sectors.
- Excellent client liaison and communication skills.
- Excellent numeracy and IT skills with competencies in Microsoft Word and Excel.
- Ability to manage self effectively.
- Having a practical, logical, and methodical approach to thinking and problem-solving.
Package:

I am working with a highly successful regional contractor to recruit an experienced Project / Contracts Manager to oversee several refurbishment projects at any one time. Working across multiple sectors, which will include refurbishment of heritage, MoD, commercial and further educational establishments, up to £2m.
To be considered for this role you will need Project / Contracts Management experience within the refurbishment sectors and have a successful track record in project delivery, leading and coordinating multiple schemes.
Duties will include:
- Project planning and pre-construction engagement – setting time scales
- Project mobilisation and site setup – programme, planning – safe and timely delivery
- Excellent construction phase implementation and delivery – management of direct labour and subcontractors
- Continual communication, to successful completion and handover of projects – site teams and client liaison
Suitable candidates:
- A proven track record managing multiple projects up to £2m, working will include; MoD, Commercial,
- Refurbishment and Heritage schemes
- NVQ 6/7, Degree in a construction related subject
- SMSTS, CSCS White / Black Card, full Driving License
- Candidates must be willing to undergo enhanced DBS/security clearance.
- Excellent communication and IT skills are a must,

They carry out work on schools, universities and student accommodation.
The Candidate:
- Degree qualified (preferred but not essential)
- Ideally resides locally in the area
- Full UK driving license and access to their own vehicle
- Experienced in civils or construction
- Accuracy and attention to detail
- Internal finishing experience (preferred)
- Excellent Communicator with strong presentable skills
- Able to form constructive working relationships with colleagues, suppliers and clients
- Ensuring application debtors are minimised and prompt Final Accounts are settled.
Roles & Responsibilities:

- Visiting sites for valuations/variations and meetings as required
- Management of site-level change management
- Change management, compiling change notices, evaluation and agreement
