Reporting to and working alongside the Development Director, the role will oversee the procurement, pre-construction and construction operations for the business, being involved from land acquisition through to handover /aftercare, ensuring the safe delivery of a quality product, within agreed budgets and timescales to achieve excellent customer satisfaction.

• Take responsibility for overseeing the detailed design, procurement, and construction of all projects, in the main housing with some commercial, with additional support in acquisitions, planning, disposals, and aftercare.
• Lead, inspire, and manage the project management team, ensuring efficient use of resources to enhance productivity and drive value creation.
• Accountable for an operational budget of £50m, ensuring site and build costs are controlled and reviewed
• In alignment with company values, work collaboratively with the senior management team, driving continuous improvement and best practice

What you need:

• Significant experience working within the construction industry, managing complex major projects and multiple project programmes/portfolios.
• Full project lifecycle knowledge – design, development, procurement, logistics, manufacture & assembly, commissioning and handover.
• Strong leadership capabilities
• Excellent stakeholder management skills
• Commercial and financial awareness with experience of contract management on major complex multi-million-pound projects.
• Demonstrable risk & opportunity management skills
• A strong team player, able to offer a ‘hands-on’ approach

You will manage the Pre-construction & Construction Delivery Teams to offer planning expertise on multiple projects. Ideally, you will be based in either Devon or Cornwall as our client has projects starting in both regions so your location can be flexible.

Responsibilities:

• Produce fully integrated programmes incorporating all disciplines
• Production & monitoring of tender event schedule
• Developing information for tender settlements including benchmarking
• Liaising with sub-contractors
• Attending regular site visits

Requirements:

• Have construction planning experience gained within the main contractor environment.
• You have a solid history of working on build tenders and live projects between £5M – £100M+ in value.
• You are an experienced user of Asta Powerproject software.
• Able to use Bluebeam (or similar) for take-offs, logistic plans, etc.
• You have strong knowledge of JCT & NEC contract conditions and how this affects planning.
• Experience in developing claims / CE’s.

The sole purpose is to manage multiple projects from design through to handover and aftercare, ensuring a quality build, safely and to agreed budgets and time scales. Project will be varied including, residential and mixed-use developments across Cornwall.

The role:

• Manage project budgets / take charge commercially of all project financials
• Manage performance, ensuring successful delivery of construction projects.
• Implementing contracting and procurement strategy, including the appointment of contractors and suppliers
• Lead monthly project meetings, pre-construction, and construction stages, producing build programmes and reviewing design / technical approvals.
• Liaise with the development teams, understanding sales & lettings to build programme, accounting for section 106 agreements.
• Manage risk and opportunity, ensuring build costs are controlled, holding CVR meetings, and reviewing costs and variations.
• Monitor and inspect projects, ensuring the quality and safety of all sites.

The Person

This role is an integral appointment for the operational team and will require similar experience and knowledge to be considered.

• Significant experience working within the construction industry, managing complex projects or portfolios.
• Excellent financial/commercial understanding of build costs, risk and variations
• Both developer & construction experience is preferred, ideally working within a client-side environment would be preferred
• Full project lifecycle knowledge
• Degree qualified or equivalent within a construction-related discipline and preferably a membership of a professional organisation.
